Horizon 35, a master-planned business park just north of Interstate 35 and Loop 288, recently broke ground on the north side of Denton, near Krum.

A press release from North Texas-based real estate developer Jackson-Shaw says the location will offer “exceptional visibility and connectivity for distribution, logistics and manufacturing users.”

“We set out to find the right site and build the kind of space we’d want to occupy ourselves: well-located, easy to get to, highly functional and a step above typical distribution product,” Miles Terry, vice president of development at Jackson-Shaw, said in the release.

Construction at the Horizon 35 site can be seen Monday.

Phase I will span 543,550 square feet across three buildings and is now preleasing for expected completion in the third quarter of 2027. The buildings will stretch between 32 to 36 feet high and feature fire sprinkler systems, 60-foot speed bays, dock-high loading, oversized 18-by-20-foot drive-in doors, and plenty of auto and trailer parking.

After Phase II is finished, the completed development will cover over 900,000 square feet and accommodate a range of tenant sizes, according to the release.

“Denton has become one of the most active and fastest-growing submarkets in North Texas, driven by its location along I-35, a deep and expanding labor pool and strong demand for modern distribution space,” Forrest Cook, executive vice president at Stream Realty Partners, said.

Stream Realty Partners is handling leasing for the development, and ARCO/Murray is working as the design-builder. Stream Realty’s leasing team for Horizon 35 includes executive vice presidents Forrest Cook and Mac Hall and associate Connor Land.
