Realty Income Diversifies Funding: Will This Boost Long-Term Growth?
Realty Income scales a capital-light growth engine as institutional commitments, FEEUM and management fees surge.
Realty Income O is building a new growth engine through Realty Income Investment Management, which lets institutional investors invest alongside the REIT through funds, joint ventures and separately managed mandates. The strategy could accelerate AFFO-per-share growth by generating capital-light fee income, broadening the investment universe and reducing reliance on public equity.
Fee-Earning Equity Under Management (“FEEUM”) jumped from $586 million in fourth-quarter 2025 to $2.68 billion in second-quarter 2026, while management fee income rose to $3.2 million.
The U.S. Core Plus Fund is becoming a key part of the strategy. Realty Income secured $1.7 billion of third-party institutional commitments in March 2026. By June-end, the fund had approximately $3.27 billion of assets under management (AUM), while Realty Income’s ownership declined to 26.8% following third-party capital calls and redemption of its units. In second-quarter 2026, the fund made $672.5 million of gross investments versus just $180.1 million on Realty Income’s pro-rata share, underscoring the capital-light model.
Private capital is also expanding through strategic partnerships. A joint venture with Apollo brought in $1 billion of permanent equity for a 49% interest, while its GIC relationship includes a $1.5 billion U.S. industrial build-to-suit JV.
With 2026 investment guidance raised to $10 billion from $9.5 billion, continued growth in third-party AUM, FEEUM, management fees and institutional commitments will be key metrics. If the platform scales successfully, private capital could become an increasingly important driver of Realty Income’s long-term growth.
How Are Realty Income’s Competitors Raising Private Capital?
Prologis PLD operates a large Strategic Capital platform that enables institutional co-investment. As of June 30, 2026, it had about $104 billion of AUM across 14 funds and 165 investors, representing roughly 43% of total AUM, while Strategic Capital fees and promotes were about $412 million.
Digital Realty DLR is expanding private capital for data center growth. In March 2026, it closed a $3.25 billion U.S. hyperscale data center fund. Its planned Columbia Capital acquisition adds access to more than $9 billion of fund commitments, while second-quarter 2026 net promote income from a development JV totaled $188 million.
Realty Income’s Price Performance, Valuation and Estimates
Shares of Realty Income have risen 1.2% over the past three months, outperforming the broader industry and the S&P 500 Index.

In terms of forward 12-month Price/Earnings (P/E), Realty Income is currently trading at 13.89X, which is at a discount to the industry average of 16.80X.

Realty Income’s estimate revisions reflect a positive trend. The Zacks Consensus Estimate for fiscal 2026 EPS has been revised marginally upward over the past three months. The consensus estimate calls for 4% growth year over year.
